Negotiating or Bargain in China can be a tremendous challenge. The key to price negotiation in China, and probably in any negotiation is knowledge. If you know what the price “should” be, you are already half way there. In this article, I present some useful example for people who like negotiating with the Chinese.

Example One

One of my friends said that he had a surgery before, and it only takes about 15 minutes and she can go home immediately. But, the doctors admit her for more days which means she should pay the hospitals and doctors more money. So, she sit there and negotiate with the doctors as to the price of the surgery and the length of time to stay in the hospital. After a lengthy negotiation the doctors finally realized what my friend is talking about, and they began to lower the price and number of days. My friend finally told them that I also had the same exact surgery in the Philippines two years ago, that the price was minimal, and she also told them that the Chinese must be more clever than Filipinos, and that she was confident that the Chinese could do better. At last, the price instantly falls to 300 RMB and she was walking out of the hospital 5 minutes after the surgery was finished.

Example Two

In a retail situation, many visitors to China will be offered a very inflated price, which they successfully negotiate down – e.g. a leather bag from 3000RMB down to 1000RMB, they think they have got a bargain where in actuality the retailers cost was perhaps 50RMB and they could have sold it for 150RMB. My American colleague did that before, This was slow time for here, nobody else around. He said that really threw all his western shame aside and gave really low offer, and raised in small steps. After he failed and left and refused all her offers with polite attitude, the boss came 100 feet down the street and dragged my colleague back inn and gave my colleague the price he likes.

Most Advanced Bargaining is Time:

The biggest advantage is TIME. No one is forcing you to make a decision on the spot, you’re free to leave and comparison shop. Also, you always have the option of coming back later and deciding to buy. So avoid the “one-off” bargaining scenarios, especially for expensive items.

Assuming that you can find a similar item elsewhere and aren’t leaving town immediately you can often get a better price by actually walking away in order to “test” his walk-away price, in other words, haggle with a few different sellers by literally walking away to get a better sense of the “local price”.

When You Can Have a Negotiation At the Price, When You Can Not:

1. Some street vendors, family-owned stores or small businesses, then you can bargain.

Large malls, corporate chains, there is no bargaining.

2. You can bargain on material items only gift items, clothing, jade and so on.

3. Sometimes at small stores you’ll see signs that say “All prices final” or “No bargain!” — disregard these signs, they mean nothing and are only meant to trick the unknowing.

4. Never bargain on food at a restaurant or on the street.

5. You cannot negotiate prices on automobiles in China. You’ll be hard pressed to have them throw in free floor mats.

The French Concession was a foreign concession c in Shanghai, China from 1849 until 1946, for much of the 20th century, the premier residential and retail districts of Shanghai, and was also the centre of Catholicism in Shanghai. The French Concession mainly locates in Luwan District(merged into Huangpu District)and Xuhui District.  The Bund(外滩)

Establishment of FTZ

Established on September 29, 2013, Shanghai Free Trade Zone is the first free-trade zone launched by the Chinese government. It covers an area of over 29 km^2, including four existing bonded zones —Waigaoqiao Free Trade Zone, Waigaoqiao Free Trade Logistics Park, Yangshan Free Trade Port Area and Pudong Airport Comprehensive Free Trade zone. Soaring price of House and Land

The establishment of FTZ motivated the real estate market, bringing it to prosperity again, the transaction volumes in those neighborhoods were up 280.5 percent month-on-month, the price of land and house rent have obviously increased in this area.

The FTZ is attracting investors into residential property in adjacent areas. Pudong Chuansha, Waigaoqiao, Zhuqiao and Lingang New City are four such areas, where housing prices have risen in recent months by some 20 percent.

 According to Chinanews, the Shanghai FTZ will drive up the city’s housing prices, in September, average home prices in Shanghai rose 20.4 percent from the same period of last year, the National Bureau of Statistics said.

“Neighboring land prices will definitely go up, just like what happened with the Lujiazui Finance and Trade Zone,” said Xie Chen, research director of CBRE Shanghai.

With more and more foreigners moving to Shanghai, they are not just satisfied with renting a house, they want to own the property. Although they share the same policies with natives, there are some particularities that need to be mentioned:

1. Are you qualified to buy a house?

According to the Opinions on Regulating the Access to and Administration of Foreign Investment in the Real Estate Market issued in 2006, foreigners can only buy one property in China. Also, keep in mind that you must live in the property you purchase. Please note that you are allowed to buy residential property, commercial properties are forbidden, unless you incorporate a company in China.
(1) You must be here for 12 months first-a work residency test is applied.
(2) Do not own a house property in China before.

Jing An, Xuhui, Baoshan and Pudong districts have banned second home buying to foreigners and overseas Chinese. Banks also restricted lending to buyers of third homes by increasing down payments to 50 per cent.

Property developers are not let off the hook either, they have to pay taxes of 5% on the selling price of residential buildings that are more than twice the average price from the previous year in the same area. This was imposed in 2010.

You are allowed to get a mortgage loan, but you need at least 30% cash deposit although some banks have verbally told us they require at the time of writing, 35% or even 40%.

Of course, finding a real estate agent will facilitate your transaction in terms of locating appropriate target houses, preparation of transaction documents and going through government filling procedures.

It is pretty pricey but is perfectly suited for an expat who is looking to date more international and classy women.

7. ATTICA

Attica is another club on the Bund (riverbank) that has great panoramic views and a patio with a bar. It has several different rooms with various music and themes. This place tends to cater more towards expats like Bar Rouge, but doesn’t really have the same snobby ambiance and brings a more diverse and attractive crowd.

8. DRAGON CLUB

This place is a cramped, sketchy, and expensive after hours spot in the French quarter. Some guys might like it, This place is notorious for having drug dealers.

9. G+

G+ is a nightclub within a mall that can get uncomfortably crowded on Friday and Saturday nights. You can see a lot of tourists, expats and locals all boozing the night away. At the entrance ask for the 100rmb open bar. the alcohol quality is terrible, but the dancefloor at G+ has always got some talent creeping around.

10. Phebe

This bar is located in Hengshan Road. A lot of P4P hangin’ around this place, a fair share of African ones too. Phebe can be a lot of fun. There’s plenty of single girls around, and the music is killer. Filter out the P4P and have a good time. Phebe is on Hengshan Road which is littered with nightclubs, so it’s a good spot to start your night.

11. Zapata

Zapatas is a club filled with 80% foreigners. Free beer on Mondays from 10pm – 11pm. Good music. A little tacky, but can be fun. Has a backpacker feel to it some nights. There is an outdoor bar right outside where people from the club sit around and chill/smoke. A good place to make friends/chat up girls. There’s ladders at the side of the bar for girls to climb up and dance.

12. M1NT – Bund area.

It is Shanghai’s most famous nightclub, M1NT is filled to the brim with rich expats, rich tourists and rich locals. This is a clean, modern nightclub on the Bund with decent music but not much of a party atmosphere. Drinks are good but expensive. Often attracts the expat crowd. It is worth checking out. Most memorable part was the big black bouncer with a cool haircut.

14. The Geisha

Hit up Geisha on ladies night for a good time. Ladies drink free until midnight, and the crowd is a nice mix of sophisticated locals and young expats. Never overcrowded and the music is just loud enough so that you can hear yourself speak without screaming and losing your voice. The music is excellent, the drinks are excellent, the crowd is excellent.

15. Windows Basement

Windows Basement plays a fantastic mix of reggae and old school hip hop beats, with a little bit of the new school thrown in. there are lots of cute girls, lots of good, cheap drinks, lots of space, and open until the wee hours of the morning, always a good time, and exponentially better than the other late night option.

Similar to Mooks, but not as many tables. It’s just one floor below Mooks. Or above. Can’t remember, but same building anyway. You can roll solo here, but I wouldn’t recommend it. MUCH better venues for doing that.

19. Helen’s

This is a university pub quite far out of the centre. It is however filled every Friday night with Fudan University language students getting absolutely wasted on buckets of redbull vodka, whiskey cola, or cheap beers, it is a flaggers paradise. Every nationality you can think of. Nigerian, Zambian, Korean, American, Japanese, Costa Rican, all rich kids that have been sent to China to learn Mandarin but spend their time pissing all their money away instead.

In Shanghai, At many clubs, especially on weekdays, you will find an abundance of hotties just sitting at tables, all dressed to the 9s with perfect makeup, sitting there doing nothing with a pissed off look on their face playing with their phones. These girls are not hookers. They are paid to sit there by the club owner to make the club look “full of hot girls”. It’s usually between the hours of 10pm and midnight, or around that time. But they’re not hookers, so go for glory Smile

When you go to a club, you can try to make a friend with the White guy promotion. These guys, typically a 21 year old white male, are targeted for promotion jobs in Shanghai. Clubs hire a young, good looking white guy to suit up every Friday and Saturday and bring as many people as possible to the club. If they bring in 15 before midnight, they get paid x amount. If they bring in 20, they can get paid more. 25, still get paid more. They are not there to sell you bottles, they are there to give them to you for free. White faces and pretty girl faces are a scarcity and every club owner wants them in his club. You have no idea how much money some of these local Chinese rich boys will spend in a club decking out their tables with high end liquor JUST to impress a pretty girl.

Julu Road is a fresh rising bar street in Shanghai. Different from pompous nobility in other bar streets, its combination of western design features brings a comfortable and leisure ambiance. Bars along the road stand one after another behind chinars, sleeping quietly in the street. So you’d better visit there when you wake up at night. Julu Road is a street escape from the noisy city, but famous bars and European style architecture complex bring reputation to this road. Having a relaxing drink and date in this street, you will find yourself as in a wonderland. Walking along the road, a variety of droplights create a mysterious atmosphere. Foreign customers are in the majority.

Kartel

Kartel is a wine bar located at Xiangyang Road. It has changed its inner decoration, where was elegant but a bit cold, now is warm with wooden floors, exposed bricks and long, communal tables. This wine bar offers a relaxing ambiance for clients to have a rest. Wines are of course the most famous drinks, while Kartel now also provides cocktails and a menu of French food. DJ plays gentle music, adding romance to this bar. There is a hidden rooftop terrace offering views over the streets below.

Project Wine

Situated next to Yuan, Project Wine is a wine bar with a wine list featuring Italian wines. French and Spanish wines are also available for customers. Wines start around 48rmb per glass. Happy hour runs from 5pm to 10 pm during which buy one get one free on a selection of those wines. They offer a dinner menu from 7pm to midnight, small pizzas and plates of meat and cheese cost 150RMB. Inner decoration is modern and stylish with exposed concrete and lots of untreated metal. The house wines are not sold by glass, but by bottle from 270 RMB onwards.

The historical changes of Fuxing Park show the history of Shanghai. Its original name was Gujiazhai Park when a Gu family opened it over 100 years ago. It was renamed the French park when the French bought it to station its army in 1900. After WW II, Japanese took over the French concession; the park’s name became Daxing Park. Its name was finally changed to Fuxing Park after Chinese won the Anti-Japanese War in 1945.

Fuxing Park is the only French style park in Shanghai. Its fine design and various different trees provide a shelter from the sun to local residents in the hottest months of a year. So it is also called carpet garden. There are some sculptures of Marx and Engels which were completed on the 90^th anniversary of Engels’ death. One of the finest thing is the bar and restaurant in Fuxing Park, such as park 97, Richy, I Club. I Club

A big bright new club has opened its veil in Fuxing Park. With an opening night featured Deadmau5, I Club began its business in the site where Guangdi used to reside. The club has a butterfly theme, a small dance floor surrounded by a lounge area. Design of the club is much like Richy, shinning and dynamic. Having a drink at the bar’s proximity to the door is a good taste, but once you get inside, the price would not be bearable for all people. I Club is a good dance bar in Fuxing park, but it seems Richy and Muse would be more popular.

Guandii官邸

Since opened in 2002, Guandii, this Hong Kong club, has been popular among Taiwanese, Hong Kongers, Overseas Chinese and locals. It is one of Shanghai’s hip pop landmarks. Hengshan Road, formerly known as Avenue Petain, is a 203-kilometer-long street in the former French Concession of Shanghai. It is bordered in the South by Xujiahui and Huaihai Road in the North.
